Sun Communities Maintenance Supervisor in Fort Collins, Colorado

Maintenance SupervisorTimber Ridge (TBR)Position SummaryMaintenance Supervisors are responsible for the overall maintenance and upkeepof community grounds, facilities, streets, equipment, and utilitysystems at an individual property. Additionally, they supervise and overseeindividual community maintenance team members.Duties1. Follows-up on work assignments to ensure efficient, thorough completionof assigned work orders.2. Assists with the selection of all contractual services as requested;monitors on-site contractors.3. Completes regular inspections of resident sites throughout the community.4. Assists in move-in procedures including resale inspection authorizations,commencement inventory checklists, lot modifications, maintenance of modelhome exteriors until sold, and insurance of supervisory presence overcontractors and at time of move-in.5. Coordinates team member selection and development and ensures team memberscomply with appropriate policies and procedures.6. Adheres to Suns Timekeeping Policy by reviewing, verifying accuracy,approving and submitting direct report(s) time recorded.7. Partners with Team Relations on team member counseling and recommendationof termination when appropriate.8. Conducts team member performance reviews and recommends compensationadjustments.9. Establishes and prioritizes daily work of maintenance team.10. Prioritizes and resolves community service requests, includingmaintaining records of types and frequency of service requests received.11. Assists maintenance team with all aspects of property maintenance andrepairs of grounds and facilities.12. Performs water testing and other maintenance duties related to awell-water system or on-site water meters, including taking water samples,if applicable.13. Collaborates with the Community Manager to establish emergency maintenanceon-call schedule.14. Performs duties in a safe manner, adhering to all safety procedures andproperly using safety equipment.15. Assists with maintenance issues regarding new homes as directed.16. Maintains vehicle/equipment maintenance logs and ensures propermaintenance of community vehicles.17. Coordinates and ensures completion of routine maintenance and minoremergency repairs.18. Ensures safe storage of hazardous chemicals and/or equipment.19. Prepares all maintenance-related logs in accordance of the OperationsManual.20. Reviews exterior improvement and tree maintenance/removal requests.21. Maintains inventory of equipment, tools, and supplies, includingmaking purchases with approval and while adhering to budget guidelines.22. Meets with Community Manager daily to report on the status of allscheduled maintenance work, notifying the manager of any hazardousconditions and recommended solutions.23. Issues resident rule reminders and violation notices; follows-up asneeded.24. Assists Community Manager with aspects of the capital expenditureprogram, including reviewing budget variances as needed.25.
