Description of Work Unit

WORK UNIT HDS Facilities provides building and support services for the department of Housing and Dining Services by ensuring a clean, safe and maintained living and learning environment for internal and external customers and University guests. It supports the Department of Housing and Dining Services and other auxiliaries by providing custodial, maintenance, materials management, and customer service to maintain the requirements of physical properties and equipment. Position Summary

This is an HVAC Technician position with advanced BAS systems knowledge. This position will troubleshoot HVAC Mechanical systems and have the ability to utilize controls systems to aid in this effort. This position is a fully functioning journey-level HVAC and Controls Technician, which is responsible for troubleshooting, installation, monitoring, repair, and service for the following systems: HVAC and Building Automation Systems (BAS) and all related hardware, software, and automated alarms, boilers, chillers, and HVAC equipment, and associated mechanical components. Troubleshoots, monitors, repairs, and services a variety of HVAC/R equipment including programming, calibrating, testing, monitoring, and adjusting system parameters for efficient operation.

• Ten-years of experience as an HVAC and Controls Technician • Advanced BAS and HVAC experience within a University, school district, commercial campus, or other similar environments. • Demonstrated verbal and written communication skills. • Experience maintaining, repairing, and trouble-shooting High Efficiency Boilers. • Experience maintaining, repairing, and trouble-shooting Chillers • Experience maintaining, repairing, and trouble-shooting Rooftop Heating and Cooling units. • Experience maintaining, programming, repairing, and trouble-shooting a variety of HVAC and Building Automation Control systems including the end devices it controls.
• Ability to utilize computers and other electronic mobile devices to manage work orders and communicate with team, i.e. iPads and computers. • Ability to develop positive working relationships with customers, peers, supervisors, management, contractors and partners. • Customer service oriented.

Essential Job Duties

Job Duty Category Planned/Unplanned Maintenance

Duty/Responsibility

• Develop, implement, perform, and plan preventive maintenance programs for the following equipment: DDC and pneumatic building automation controls systems. • Service and maintain HVAC and refrigeration equipment including large/small HVAC supply and return air handling units, unit heaters, fan coil units, fluid handling pumps, air compressors, control air dehydration, and filtering systems, forces air heating/cooling units, boilers, piping systems, other mechanical devices, and related electronic interfaces. • Install, maintain, program, repair and troubleshoot a variety of Building Automation Controls and other specialized equipment for electronic monitoring, network communication, measuring, and overall operation of building automation system controllers, extension modules, network automation engines, and a variety of different types of controls hardware across multiple operating system platforms from different manufactures and protocols. • Perform programming adjustments, calibrate, monitor and system updates by utilizing a variety of proprietary software and platforms for Building Automation and Energy Management systems such as Innotech, Metasys, Samsung, Daikin and Carrier as well as equipment-specific and integrated local controls for proper equipment operation and preventive maintenance schedules. • Create, utilize and/or adjust many variations of controls programming concepts and tools such as flow diagrams, ladder logic, integrated configurations, calendars, time delays, PID loops, comparators, digital and analog user variables, logic calculation, switches, input, and output blocks, etc. to initiate, maintain and monitor event procedures for equipment operation. Organize this programming to operate automatically under various conditions and/or seasons. • Create, monitor, adjust and oversee Building Automation alarm systems and notifications distribution • Create, monitor, and/or modify end-user graphics in different automation software displays and versions • Install control and monitoring points and coordinate between field devices and automation software. Install low voltage wiring as needed and program as necessary • Utilize a variety of hand tools, power tools, electronic and mechanical measuring devices, and other specialized equipment in the performance of assigned tasks. • This position is required to access a variety of spaces not limited to: basements, tunnels, crawl spaces, attics, chases, and roofs using stairs, ladders, lifts, scaffolds, and other means to service or inspect equipment. • Provides after-hours response support. • Perform and document equipment-programing modifications, alarm programming modifications. Inspections, equipment meter readings, test results, and work completed. • Prioritize future work necessary and prepare schedules for preventive maintenance using a variety of computer programs including, but not limited to maintenance work order inventory and ordering software, Excel, Work, etc. • Input data when new equipment is installed and delete information of obsolete equipment. • Coordinate and assist the work of University-approved subcontractors to provide BAS and mechanical related services when outsource contracting is necessary due to expertise, schedule conflicts, or internal labor shortages. • Prepare basic one-line plans and specifications, assist with coordination of documented quotes, follow the project through to completion. • Trouble-shoot hydronic heating and steam distribution and condensate systems throughout HDS buildings and kitchens.

• Learn, apply and demonstrate how to enter personal living space with an awareness/enforcement of privacy and discretion for residents and guests, dealing with living habits, state of undress, shyness, etc. • Develop awareness/enforcement of student/guest behavior expectations, identifying “red flags” such as alcohol, drugs, fire alarms, unhealthy living conditions, etc. Remind the residents of personal safety (locking doors and windows, un-propping EXIT doors, etc.) • Have appropriate social interactions with residents and guests and be aware of their personal space, using appropriate communication and providing programmatic support. • Clean-up after construction projects • Use Personal Protective Equipment and safety procedures for the above tasks.
