Sherman Associates, Inc. Development/Construction Specialist in Denver, Colorado

Job Descriptions:

This unique position is responsible for both development and construction functions in the Colorado region at Sherman Associates. Responsible for driving real estate development and construction projects from beginning to end. Primary focus is on deal structuring, underwriting, and successful delivery and completion of new builds. Oversees all project phases starting with preliminary design through project close out. Must be results oriented, focused on details, have strong communication and organizational skills, and thrive in a fast-paced, deadline-driven environment.


  • Pre-Development: Determines funding requirements for the viability and sustainability of multi­family, mixed-use, commercial, and hotel projects. Manages pre-development activities including acquisition, environmental review, project concept development, budgeting, cost analysis and financing of multi-family, mixed-use, commercial projects, and hotel projects. Completes project proformas using a mix of funding sources, including but not limited to Federal and State Low Income Housing Tax Credits, Federal and State Historic Tax Credits and New Market Tax Credits, tax increment financing, tax abatement, and conventional financing.

  • Development: Prepares and follows all project time lines and schedules. Manages project cash flows, construction draws and budgets. Develops and maintains strong business relationships with private lending institutions, state, federal, and local officials, and private equity investors. Coordinates and effectively communicates with architects, general contractors, and industry vendors. Completes other duties as assigned.

  • Construction Budget Proposals: Assists with preliminary budget estimates and outlines specifications for renovations and new construction. Evaluates cost saving options for proposals by providing experience-based value engineering. Develops and maintains historical cost and estimating databases. Works with historical cost data and preliminary plans to estimate construction costs. Determines project feasibility.

  • Contract Coordination: Coordinates the bid process for renovations and new construction. Assists with preparation of bid documents, attends pre- and post-bid meetings, and reviews bids for completeness. Monitors project costs throughout construction, maintaining compliance with contract documents. Evaluates and implements cost saving opportunities and delivers projects within established budget parameters.

  • Contractor Relations: Develops and maintains strong and professional relationships with the general and subcontractor market. Is respectful yet courageous in resolving any concerns or disputes, and manages risk and liability for company.

  • Cost Control: Responsible for management of construction- and development-related expenses. Follows procurement guidelines and applies good business judgment to ensure projects meets expectations. Communicates any projected out of guideline expenses to Sr. VP of Construction and other appropriate managers to ensure cost effectiveness of project.

  • Scheduling & Coordination: Accountable for establishing overall project schedules and acts as primary on-site project leader to ensure completion of projects are both cost effective and within budget guidelines. Reviews and maintains project status by directing the general contractors and serving as the main contact for resolving scheduling and contract document conflicts.

  • Customer Focus: Ensures that internal and external customer service is a top priority. Understands the needs of customers and balances that with the needs of the business. Is adept at managing multiple relationships at various levels within the organization (up, down, and across) and builds strong professional relationships outside the organization. Makes timely decisions based on available information to ensure customer needs are met.

  • Compliance: Responsible for ensuring that designated construction and development partners meet federal, state, municipal and brand standards for all renovations and new construction. Addresses any deficiencies in a prompt manner and keeps necessary parties apprised of situation. Where applicable, also ensures all projects are compliant with workforce participation goals.

  • Accountability/Drive for Results: Accepts responsibility for achieving desired results, owns any problems, and is responsible for effective self/workload management. Solves problems both inside and outside the organization. Produces the required quality and quantity of work required for the position, and can be counted on to achieve goals. Regularly challenges self and others to achieve desired results.

  • Communication: Responsible for maintaining effective ongoing communication with supervisor and with customers at all levels within and outside the organization. Keeps appropriate individuals apprised of issues as they occur and, if necessary, seeks guidance regarding resolution. Maintains field observation logs to serve as a record of project timelines and costs.

Required Experience:

  • Education: Bachelor’s degree in real estate, construction management, commercial real estate, business, or related fields required.

  • Experience/Knowledge/Skills/Abilities: 5 years of experience in real estate specializing in development and construction services required. Prefer prior development and construction services experience at companies similar to Sherman Associates with projects of similar size, stature, and reputation for outstanding service. Commercial real estate or leasing experience a plus. Must have proven level of detail orientation, organizational skills and the ability to handle multiple projects. Must have the ability to communicate professionally and diplomatically with all levels of trades people, business professionals, consultants and government officials. Knowledge of real estate transaction process; including land/building acquisition and closing of debt and equity. Financial modeling skills, and prior experience with a variety of tools, techniques and approaches. Must have strong leadership skills, and proven track record for taking ownership of a project from predevelopment to construction completion. Must have a good understanding of federal, state, municipal guidelines and brand standards as well as building, health department, and energy codes. Familiar with AIA documents and project management software.

  • Physical/Working Conditions: Work is performed either in an office setting or on the construction job site, and involves both sitting and moving around. Ability to lift, push and pull up to 50 pounds and utilize a computer on a regular basis throughout shift. Ability to travel regularly to construction sites for meetings, etc. Work may occasionally be performed in indoor and outdoor settings and may be exposed to cold, wet, hot or humid conditions
