Position Description:The purpose of the position is to ensure that all properties are maintained toprovide clean, safe, efficient, environmentally healthy and structurallysound facilities that offer staff and members the best possible atmosphere toconduct business. Responsibilities include performing troubleshooting,diagnostics and repairs on buildings, HVAC systems, fire systems,furnishings, corporate vehicles, grounds maintenance and equipmentmaintenance. Performs inspections and provides recommendations for preventivemaintenance and modifications, coordinates assigned activities withcontractors, other centers or departments.This position is responsible for the performance of troubleshooting,diagnostics and repairs on building mechanical systems and completes servicerequests from staff. Performs inspections, preventive maintenance andmodifications to Ent facilities. Coordinates all necessary activitiesperformed by in-house facilities staff. Coordinates assigned activities withcontractors, center staff and back office departments.Essential Job Duties and Responsibilities:Responsible for the completion of maintenance on building mechanical systemsto include Chillers, Boilers, Condensers, Pumps, Cooling Towers,Furnaces, ERVs, refrigeration units and BAS Controls.Prioritize, schedule, and perform maintenance tasks to include servicerequests and preventive maintenance tasks for mechanical systems.Works closely with other maintenance and trades personnel to determine andcoordinate repair and modification needs. Prepares and maintains records.Share knowledge, train, and develop Facilities staff assigned to assist inthe skills and procedures required to fulfill company requirements.Performs scheduled Mechanical inspections to meet standards set by theRegional Building Department, Fire Department, City Utilities, StateSafety InspectionsPerforms services that are noted as a result of the inspections that requireimmediate attention or follows up when time allows completing any noted items.Other duties include working in other areas of the maintenance department toprovide support during absences or shortage of staff in other trades or toperform duties associated with light construction projects.Requires flexibility and understanding that all maintenance staff may berequired to perform duties outside their normal area of expertise to meet themission and goals of the Support Services Department.Coordinate with vendors and contractors as needed, providing direction onwork to be performed, assist in obtaining bids, and coordinatingselection, evaluating completed projects, and assuring thatvendors/contractors are performing work as contracted and that work iscompleted as scheduled.Required to participate in the on-call rotation to provide business criticalservices outside core hours including nights, weekends, and holidays.Responds to unexpected emergencies such as power outages, equipmentfailures, damage to buildings, security breaches, and water and sewageconcerns and determines course of action.Other duties as requiredMinimum Formal Education Required for this Position:Knowledge consistent with an Associates degree in Building Mechanical systems.Each year of relevant work experience may be exchanged for a year in arelevant degree program or vice versa. For example, a requirement ofKnowledge Consistent with a bachelors degree in Accounting and 2+ years ofaccounting experience could be substituted for a High School Diploma and 6years of relevant accounting work experience or a Masters Degree in Accountingand 0 years of work experience.Minimum work experience:4+ years experience with Commercial Heating and Air Conditioning systemsinstallation, maintenance, and repair.Technical or specialized knowledge/skills:Knowledge of HVAC repairs, maintenance, and installation techniques.Knowledge of electrical circuits and wiring and operating principles ofmotors.Knowledge of local electrical codes.Strong project management skills for the coordination
