EdR Maintenance Technician in Boulder, Colorado
The Maintenance Technician maintains the physical condition of the property according to operating and safety standards, performs repair work, grounds keeping, timely service request completion, diagnoses and repairs major appliances, HVAC, plumbing, electricity, sheet rock, carpentry, pool care, pest control, roof and gutter repairs, wallpaper/painting, irrigation maintenance/repair, landscaping, and any other repair or grounds work needed.
To assist in the diagnosis and repair of the following: major appliances, HVAC, intermediate plumbing and electricity, sheet rock, carpentry, pool care, pest control, roof and gutter repairs, wallpaper/painting, irrigation maintenance and repairs, landscaping, and any other type of repair work or grounds keeping work needed at the property.
To maintain the physical condition of the property according to operating and safety standards and the direction of the Maintenance Supervisor.
To handle service requests and repairs which are assigned in a timely and accurate manner.
To make-ready vacant units in a timely manner. This may include painting, carpet replacement/cleaning, etc.
To understand and adhere to the budget guidelines as outlines by the management staff.
To maintain proper purchase order system, competitive bid procedures, maintenance request log, and other reports/logs deemed necessary by management.
To adhere to a preventative maintenance program that minimizes emergency repairs and service repairs.
To inspect grounds, buildings, and other property features to minimize liability concerns.
To handle maintenance calls after hours; to serve on-call as necessary.
To maintain curb appeal and cleanliness of the property at all times.
To maintain positive customer relations.
To perform hands-on repairs/maintenance work.
Other duties as assigned.

Education --High School level of education is required. For safety purposes, the position requires the ability to read and write English. Basic mathematical skills are also necessary.
Experience --Minimum of 2 years previous experience in property maintenance, or related building maintenance. Prior renovation experience is helpful particularly for older properties.
Skills -- Know major appliances, HVAC, intermediate plumbing and electricity, sheet rock, carpentry, pool care, pest control, roof and gutter repair, wallpaper/painting, irrigation maintenance and repairs, landscaping, basic furniture repair and any other type of repair work or grounds keeping work needed at the property.
Physical -- Mobility and flexibility to use ladders, to work in confined spaces, and at heights in excess of 9 feet, ability and dexterity to use various tools, ability to work in temperatures in excess of 90 degrees or less than 32 degrees with proper clothing, ability to dig and/or plant flowers, lift heavy objects, and perform other general maintenance repairs without endangering himself/herself or others. To reach, bend, pull, lift, and perform other physically demanding work relative to the maintenance function.
